The alternative investment space continues to grow at a rapid rate.  Pension funds worldwide continue to increase their allocations to securities which aren’t correlated to public equity and fixed income markets.  Institutional and retail investors recognize the importance of diversifying portfolios by holding alternative investments such as private equity, private debt, real estate, absolute return funds, infrastructure funds, etc.

Harbourfront continues to maintain exclusive access to Canada’s first multi-strategy, multi-advisor private debt pool.  The pool has been successful and continues to target a 7%+ annual linear return and is approaching $300 million in assets.

The Canadian asset manager responsible for this investment vehicle has also been working on a Private Real Estate Pool which will have similar characteristic including a multi-manager approach, 30-day liquidity, and registered plan eligibility.  Private Real Estate differs from traditional publicly traded REITs (Real Estate Investment Trusts) as private real estate holdings don’t trade on open markets and therefore don’t experience equity-like volatility.

The pool’s returns will be primarily derived from rental income generated from existing multiple portfolios of US and Canadian multi-family residential housing, employing what’s known as the “value add” approach (purchasing properties needing upgrades, rent normalization, etc.).  The value add approach is a conservative investment style for the sector, as it doesn’t rely on hot real estate markets to realize returns.
